The communities of Lompoc, Buellton, Santa Maria and surrounds, including Ventura have seen the most short sales and foreclosures in the last year or so. However, even these markets are reporting a slow down in distressed sellers.
Historical data shows us that South Coast real esate has doubled or better every 10 years since the 1960's. The benefits of home ownership remain constant. Buyers are realizing that current prices combined with historically low interest rates may offer their best chance to becoming a homeowner. The wonderful tax credits available to first time home buyers have a short window, ending in December. Lending standards are tight and exacting credit must be pristine, and jobs secure.
